The 6-Bed, 4-Bed, and 2-Bed rates are per person. The queen unit rate is for the
full unit, regardless if you are staying with one or two persons.
How much is the cap of each tenant for water and electricity?
The rates are exclusive of utilities, so tenants are fully responsible for paying their
utilities. MyTown has made this convenient by providing submeters for each unit. For both
water and electricity, MyTown will bill you every month.
What is the age limit for tenants?
Tenants need to be at least eighteen (18) years old.
Are pets allowed?
Unfortunately, pets are not allowed at MyTown.
Every when is the due date?
Every last working day of the month.
Can we occupy 1 unit even if we are only 3?
Yes you can, but we will rent the remaining bed to a fourth tenant. If you do not want this,
you can rent the fourth bed yourself, so we will not look for another tenant.
Do you accept co-ed sharing?
For COED Units:1. A Full Unit or a Whole Unit should be occupied.
2. Move-in and Move-out date should be the same.
3. Just in case someone moves out of the unit, the remaining tenants are obliged to find another roommate or pay for the remaining bed.
Can I transfer between buildings or units?
Unfortunately, Building Transfer is not permitted. Unit transfer on the other hand is possible, although it is subject to unit availability and transfer fees.
Can I wash clothes inside the unit?
No, to avoid water damage you may not launder or dry your clothes in your unit. MyTown has
laundromats available in selected buildings for your laundry needs.
Can I bring my own cabinet?
MyTown has built-in cabinetry in each unit. If you require more space, we have lockers for
Can I pay cash?
We prefer cashless transactions.

How to reserve the slot?
You may go to the reception of your building, who will inform you about the process. Parking
slots can be availed of any time, but are then co-terminus with your rental contract.
Do you provide drinking water?
We do not provide bottled water, but this can be purchased at the retail convenience outlets
that are available in and near our buildings.
If we are 5 people, can we occupy 4-bed sharing unit?
No, the maximum number of tenants is equal to the number of beds we provide in each unit.
What is the minimum lease term?
The minimum lease period is three (3) months.
What are the payment terms?
1) We require 2 months security deposit upon signing of the agreement.
2) Monthly rental is due and payable on the last day of each month.
3) Utilities and other charges are due and payable on the last day of the month.
4) Late payments are subject to penalties and charges.
Is pre-termination allowed?
Yes, however pre-termination will warrant forfeiture of your 2 months security deposit. This
forfeiture does not waive your responsibility to pay any accrued Rent, Utilities, Penalty
Fees, and any other financial obligations accruing on the Leased Premises.
Can I move in early?
As a general rule, we do not allow this. On a case-to-case basis and subject to
availability, we may be able to accommodate you earlier and will invoice you for the
additional days of occupancy.
What documents do I need to bring to the property when I move in?
Kindly present the signed copy of your contract at the Front desk on the day of your move-in (a soft copy will do).
Haven't paid yet, can I still move in?
You will have to settle your security deposit and sign the contract at least 24 hours before your move-in date.
Are utilities included in the base rate?
No, all rates are exclusive of utilities.
Is WI-FI available?
We have WiFi available for free throughout our buildings.
Can I access the MyTown Club Amenities area?
You may access the roofdecks and other MyTown amenities unrestricted if you avail of the
MyTown Club, which is available at an additional
monthly fee for those staying at deluxe buildings. Townees in First Class buildings are
automatically Club members.
Is there guest parking?
We do not have guest parking. A guest may use your parking slot, if you are leasing one and
inform MyTown security of this.
What features are included in the room?
RFID-access door, air-conditioning units, custom-designed (bunk) bed, desk with chairs (for
2-Bed units only), storage space, refrigerator, microwave, window blinds, mattress, toilet, lavatory, and shower.
Can I cook in the room?
You are allowed to prepare and microwave your food, but for fire safety reasons you are not
allowed to use stoves, toasters, ovens, or other appliances to prepare food.
Can I invite guests?
Unfortunately, visitors are not allowed.
Am I allowed to bring appliances?
Subject to prior approval from MyTown staff, we allow appliances that do not pose a non-fire
How are roommates determined?
Roommates are allocated based on gender only.
Can I smoke in the facility? Do you provide a smoking area?
All areas of the MyTown buildings, including the units, are strictly non-smoking areas.
Tenants or guests caught smoking will be subject to a fine of ten thousand pesos (Php
10,000.00) per infraction, and termination of contract after repeated offenses.
Who is responsible for cleaning of the units?
Tenants are responsible for keeping the unit in a good and good-as-new condition. MyTown offers housekeeping services, which tenants may avail of at a fee. Please visit the reception area for further details and to arrange for the service.
Who is responsible for cleaning the common areas?
We are responsible for cleaning, repair and maintenance of these area. Nevertheless, all
tenants are expected to help maintain the cleanliness of the facility and immediately report
issues to staff.
Can I sublease my bed/room?
No, you may not sublease your bed or room. MyTown staff will ask strangers for proof of
residence before allowing access to the building.
Is there additional storage space in the building?
Yes, we have additional storage/lockers available in our buildings.

Is there a tenant curfew?
We do not have a tenant curfew, but do expect you to be mindful of other tenants at all

How can I check my bill?
We will send a payment invoice to your registered email address, monthly, ahead of your due date.
